Allied8 has a deep understanding in the City of Seattle entitlement process. We assist clients in navigating simple processes such as Construction Permits and Master Use Permits but where we can illustrate our greatest knowledge is with the complex processes such as Utility Appeals, Contract Rezones, Master Use Permit Revisions, Property Use and Development Agreements (PUDA’s), Land Subdivision, Street Improvement Plans (SIP), Lot Boundary Adjustments (LBA), Short Plats, Critical Area Exemptions, Mandatory Housing Affordability (MHA), Zoning Code Vesting. Navigating these processes is usually the difference between the project proceeding or not.
We also work throughout King County and San Juan County and are well versed in the entitlement process for Unincorporated King County, Shoreline, Kirkland, Bellevue, Burien, Normandy Park, Mercer Island, Redmond and Friday Harbor.
In addition to the entitlement process we are involved in shaping policy. We write Design Guidelines for small jurisdictions, identify sites that are ripe for economic development, assist is establishing highest and best use, provide opportunity mapping (a process where we connect dots between transportation, land development, environmental goals, etc.). We have worked closely with the Preservation Green Lab to write model codes to promote the reuse of existing building stock.
