This project is a full demolition and replacement in kind of an existing overwater residence and deck structure, threatened by higher water levels in a special flood hazard area.
The entire structure must be raised higher to protect the building elements and meet FEMA regulations.
The 1961 interiors were entirely reimagined with a much more functional layout that maximizes the visual connection to the surrounding water views and brings natural light deep within the house.
Project faces significant ecological and zoning constraints and will result in will result in no net loss of shoreline ecological functions. All proposed project work is a reduction of the total existing project area. No new square footage is proposed to be added as part of this project.
